The Finish Most Garages End Up With
Epoxy flake floors are a two-layer look: a colored base coat with vinyl chips scattered into it, sealed under a clear topcoat. In Bloomington garages, flake is the finish most homeowners pick once they see samples. The speckled surface hides the grey film that winter brine leaves behind, the dust from gravel driveways and the odd tire mark. The chips also leave a slight texture, which matters on a floor that gets wet every time a snowy car pulls in.
Full broadcast vs. partial broadcast
In a full broadcast, chips are thrown into the wet base coat until no base color shows through. The excess is scraped and vacuumed off after it cures, and the surface is sealed. This gives the most texture and hides dirt most, and it adds body to the system. A partial or light broadcast scatters fewer chips over a solid color. It looks cleaner and more modern, and it is a good fit for a basement or a garage that doubles as a gym. We show you both on boards so you can compare.
Picking a blend
Flake blends mix three to five colors in different sizes. Some practical points from the floors we see around Monroe County:
- Mid-tone greys and tans hide dried brine and limestone dust well.
- Very dark blends show white salt film and dust more than you might expect.
- Very light blends brighten a dim garage but show tire marks.
- Larger chips make a busier pattern that hides more. Smaller chips give a finer, granite-like look.
- Base color under a partial broadcast should be close to the blend, so small gaps do not stand out.
The layers underneath
A flake floor is only as good as its bond to the slab. The concrete is diamond ground first, then cracks and pits are filled. The base coat goes down at a set thickness, and chips are broadcast while it is wet. Once it has cured, we scrape off loose chips, vacuum and apply a clear topcoat. For garages, that topcoat is usually a polyaspartic or another UV-stable product. That keeps sunlight at the door from yellowing it and stands up better to hot tires and dropped tools.
Texture you can adjust
The topcoat thickness sets how rough the floor feels. One thin topcoat leaves more of the chip edge exposed, which means more grip but slightly more work to mop. A thicker topcoat smooths the surface. For a garage with a steep apron or kids and dogs running through, we lean toward more texture. For a basement where you will be barefoot, we smooth it out.
Where flake works beyond the garage
Flake suits laundry rooms, mudrooms with a concrete floor, basement gyms, pole barn workshops and small commercial spaces such as salons, studios and storage units. It is not the right finish for every floor. Damp basement slabs need moisture work first, and floors with active movement cracks need the cause addressed. We will tell you at the estimate if your slab needs either.
Cleaning a flake floor
Sweep or use a dust mop, and wash with warm water and a mild cleaner. Rinse off winter brine every few weeks during the salt season, then squeegee toward the door. Avoid soap-heavy cleaners that leave a film, and keep metal-edged shovels off the floor.
What This Covers
Each flake floor includes the prep, the color layers and the clear finish.
Slab grinding and repair
Diamond-ground surface, filled cracks and pits, and oil spots cleaned out.
Tinted base coat
A pigmented base that matches the flake blend so gaps do not stand out.
Full or partial broadcast
Chips scattered to refusal for maximum coverage, or lightly for a cleaner look.
Scrape, vacuum and topcoat
Loose chips removed and a clear, UV-stable topcoat applied at the texture you choose.

How It Works
1. Choose the look
We bring flake boards to the estimate and check moisture and cracks while we are there.
2. Prep the slab
Diamond grinding, crack and pit repair, and a thorough vacuum.
3. Base and broadcast
Tinted base coat, then chips broadcast into it while it is wet.
4. Seal
Loose chips are scraped off and a clear topcoat goes on at the texture you picked.

Epoxy Flake Floors Questions
Are flake floors more slippery than plain epoxy?
They are usually less slippery. The chips leave a slight texture under the topcoat, and we can leave more or less of it depending on how much grip you want.
Do flake floors cost more than solid color?
Usually a little more. HomeGuide lists decorative flakes and custom colors as adding about $0.50 to $2.00 per square foot. A full broadcast uses more chips than a light one.
Which flake colors hide dirt well?
Mid-tone blends of grey, tan and black hide dried brine and dust better than very dark or very light blends. We suggest looking at samples on your own floor in daylight before choosing.
Can you put flake over an old epoxy floor?
Only if the old coating is sound and well bonded. If it is peeling anywhere, we grind it off, since a new coat over a failing one will fail with it.
