Floors That Work for a Living
Shop and commercial floor epoxy is built thicker and tougher than a typical home garage system. Around Bloomington, these calls come from many directions. There are pole barn workshops on rural lots in Monroe, Owen and Greene counties, and detached shops with car lifts. There are small manufacturers and labs; Wikipedia notes the Bloomington area's life sciences employment runs about six times the U.S. average. And there are storefronts, studios, salons and kitchens in town. Each floor gets a system matched to what will roll, drip and spill on it.
Pole barns and rural shops
Pole barn slabs are often poured, used for years and never sealed. By the time we see them, they may have oil soaked deep into the surface, tractor and mower tire scuffs, fertilizer and road dust ground in, and cracks from settling. Grinding removes the top layer of contamination, and badly soaked spots are cleaned out or treated before coating. A thick epoxy base with flake or a grit-filled topcoat gives a surface that cleans easily and has traction when wet. For big open barns, we talk through which bays need coating now and which can wait.
Lifts, jacks and heavy tools
A two-post lift puts concentrated loads on its anchor points, and floor jacks and jack stands press into the surface. We coat around lift baseplates or before the lift goes in, depending on the manufacturer's anchoring guidance. Thicker 100% solids epoxy handles point loads and dropped tools better than thin coatings. Where you want to see dropped bolts quickly, a lighter solid color is easier to search than a busy flake.
Commercial and light industrial floors
Business floors bring other requirements. A lab or production floor may need chemical resistance for specific products. A kitchen or food space needs a seamless, washable surface with traction. A retail floor needs to look good and handle carts. Bob Vila notes that commercial-grade sealants cost about 20 to 30 percent more than residential ones. We ask for a list of what the floor will be exposed to, so the system and topcoat match it.
Scheduling around your business
We know a shop or storefront cannot always close for days. Polyaspartic topcoats shorten the return-to-service time, and large floors can be done in sections. We plan the work around your hours and talk through dust control, odor and ventilation before the first day.
Line striping and zones
Commercial floors often need safety lines, walkways, work cells or parking stalls marked. Those can be laid in color during the coating so they wear with the floor instead of peeling like tape. Garage and barn owners use the same approach to mark parking spots or a workbench zone.
What we look at during the estimate
- How the floor is used: vehicles, forklifts, carts, foot traffic
- Chemicals and fluids that will touch it, and how often
- Oil saturation, old coatings and sealers
- Cracks, joints, drains and slope
- Moisture, especially on slabs poured without a vapor barrier
- When the floor can be empty, and for how long

Thicker builds for point loads, rolling carts and dropped tools.
Chemical-resistant topcoats
Topcoats chosen for the fluids and cleaners used on your floor.

Walkways, work cells and parking stalls laid in color during the coating.
Phased installs
Large or busy floors coated in sections to keep your operation running.

Typical Shop & Commercial Floor Costs
| Item | Published range |
|---|---|
| Installed epoxy, per sq ft | $4 to $10 |
| Installed polyaspartic, per sq ft | $5 to $12 |
| 1,000 sq ft shop or barn, epoxy (calculated) | $4,000 to $10,000 |
| Commercial-grade coatings vs. residential | about 20% to 30% more |
| Extensive site prep and repairs | $1 to $5 per sq ft |
National ranges from HomeGuide (epoxy, polyaspartic, prep) and Bob Vila (commercial-grade premium); the 1,000 sq ft row is HomeGuide's per-square-foot range multiplied out. Oil saturation, chemical exposure, phasing and line work change the total. Your written estimate is the price.
How It Works
1. Walk the space
We look at the slab and talk through loads, chemicals, schedule and any lines or zones.
2. Specify the system
You get a written scope naming the build, topcoat, prep and phases.
3. Prep and repair
Grinding, oil treatment, crack and joint repair, done section by section if needed.
4. Coat and return to use
Coats applied, lines laid in, and written return-to-service times for each area.

Shop & Commercial Floor Epoxy Questions
Can you coat a pole barn floor that has years of oil in it?
Usually yes. Grinding removes the top layer, and heavily soaked spots are cleaned out or treated so they do not lift the coating. Extremely saturated areas sometimes need to be cut out and patched, and we will point those out at the estimate.
Will epoxy hold up under a car lift?
A thick 100% solids system handles lift and jack loads far better than a thin coating. We follow the lift maker's anchoring guidance and coat before installation or around the baseplates.
How long will my business be closed for a new floor?
It depends on the size and system. Polyaspartic topcoats can return a floor to light use within a day, and large floors can be done in sections so part of the space stays open.
Can safety lines be added to an existing floor?
Yes, if the existing coating is sound. Lines laid in during a new coating last longer, because they are sealed under the topcoat.
